Vaughn Furness Jim Sell Design 153 West Mountain Avenue Fort Collins, Colorado 80524 Dear Mr. Furness: The purpose of this letter and attached map is to document a survey to identify and delineate jurisdictional wetlands within and adjacent to the Harmony Ridge — Phase 11 project site located in Fort Collins, Colorado. The site is in the northwest corner of Section 3, Township 6 North, Range 69 West of the 6th P.M., in the County of Larimer, State of Colorado. Coordinates for the site were estimated from an U.S. Geological Survey (USGS) 7.5-minute Fort Collins quadrangle map and are 1051 7' 27" west longitude and 40' 31' 47" north latitude. Wetland delineations at the site were conducted on December 8, 1999 and January 7, 2000 and are outlined on the attached map. Two separate wetlands areas were delineated, one within the property boundary and the other adjacent to the eastern property boundary. Both delineated wetlands are located on the south facing hill -slope and appear to be the result of ground water seepage. A more detailed report describing wetland hydrology, soils, and vegetation is currently under preparation. When completed, the report will be submitted to the COE, Omaha District, Tri-Lakes Project Office, in Littleton, Colorado for approval. Acceptance will be conveyed in the form of a letter. The final report and acceptance letter will be provided for your use in pursuing development plans for the site with the City of Fort Collins, Natural Resources Department. My qualifications to conduct this survey include 6 years of experience in jurisdictional wetlands studies in Colorado, Wyoming, Arizona, and California. I am certified by the COE under Regulatory IV to identify and delineate wetlands as part of the Section 404 process of the Clean Water Act.
