RE: Harmony Ridge PUD Phase II

On behalf of our clients, Jim Sell Design, Inc. is submitting Harmony Ridge PUD
Phase II to the City of Fort Collins, for Planning and Zoning approval under the Land
Development Guidance System. The following letter is to request a variance to
deviate from the street standards and utilize private streets. The street cross section
that is being designed is : 30' flow line to flow line, roll over curb and gutter with a
41/2' attached walk, with an additional 81/2' setback to the buildings (providing a 13'
utility easement between the street and building).
As this project is Phase II of an approved ODP, the ODP defined the number and type
of units allowed within this phase. This phase, following the lead of Phase I, is being
reviewed under the Land Development Guidance System. With this in mind, the
following factors are driving the request for a variance:
• density, unit type, and access set by the ODP and previous phase, and limitations
on the site have limited the area in size, thus constricting the street size.
• Harmony Ridge Phase I utilized attached walks, and with the only point of access to
Phase H being through Phase 1, we would like to keep the continuity with the
attached walks. •
