11/14/2016: As mentioned in the traffic study the Poudre River Drive and Lemay
intersection sets between two signalized intersections, and is too close to each to
be signalized itself. The delay for the west bound left turn and right turn is significant
for the long term build out. If safety does become a concern at this intersection City
Traffic Operations could limit access to right in right out only.

the short term (38 turns) and warrants a right turn lane in the long term (55 turns)

11/14/2016: Unique aspects of the Nix Farm Site and context may require the need
for an alternative compliance request to landscaping, to cover the more naturalistic
design elements in place of traditional code standards for elements such as
landscape islands with raised curb -and -gutter, as well as focusing interior parking
lot landscaping to the site/fencing perimeter.

01/10/2017: The following edits to the site plan drawings can be completed after
public hearing:
- The planning and engineering signature blocks can be removed from the interim
condition site plan.
- Trying to improve the consistency on the interim site plan -- will all of the new
parking and fuel storage shown be completed with the initial phase of
improvements? Several different shades of gray are being utilized; what is the
difference between them?
- Should the note for the gravel drive be changed to read 'Gravel Drive to Timberline
Rd'?
- On the interim site plan building coverage table, please remove references to the
future buildings and only include existing and phase 1 buildings. The tables on both
the interim and future site plan drawings should be moved away from the edge
slightly to reduce printer cut-off, and the title of parking counts is confusing.
- On the future expansion site plan, please make the note about review of future
improvements by minor or major amendment more prominent and locate closer to
the other general notes.
- On both site plans, please break down the parking counts by showing the number
of spaces for visitor/employee parking versus vehicle storage. For the purpose of
parking minimums/maximums, we're only looking at non -vehicle storage spaces.

RESPONSE: Redline comments will be addressed with final submittal.
11/01/2016: The site disturbs more than 10,000 sq. ft., therefore Erosion and
Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials Submitted do
not meet requirements. Please submit; an Erosion Control Plan (Based off
redlines), an Erosion Control Report (not found in packet), and an Escrow / Security
Calculation (not found in packet). If you need clarification concerning the erosion

01 /10/2017: If another transformer is needed in order to meet the electrical plans
then clearance requirements will need to be met. An 8' frontal and 3' side/rear
clearance will need to be met and cannot be located under the drip
zone of any trees. Also transformers need to be within 10' of a driveable surface for
maintnance purposes. Please review our Electrical Service Standards to ensure

connecting to the west side of the maintenance yard, the drive through the
maintenance yard, and the drive connecting to the east side of the maintenance
yard shall all be dedicated as an Emergency Access Alignment.
RESPONSE: An emergency access alignment will be provided through the
maintenance yard as discussed and dedicated by separate document.

01/10/2017: Currently there are two single phase transformers servicing this site.
One is a 50kVA and the other is a 100kVA. Both are 120/240V. Records show that
these arefeeding a 400 amp panel. This will need to be field verified to ensure
nothing has changed. If additional electrical demand is needed then system
modification charges will apply.
