RE: Harmony Ridge PUD
Dear Mr. Vansant:
We have completed our review of the initial submittals for the Harmony Ridge PUD. There are two
important points of which we feel need clarification early in the development process. First, the
proposed development site is located within the service area of the Fort Collins -Loveland Water
District. The District would normally provide water service to this site. As we have previously
discussed, the City will consider providing service if there are logical reasons for doing so. If cost
is an issue, estimates prepared by an engineer or utility contractor must be submitted for review.
These estimates should take into account the specific site conditions and the proposed water main
layout for this development.
Secondly, the preliminary utility plan which was submitted indicates that service will be provided
by the City; however, the plan does not meet City standards. In order to meet City requirements, the
following major changes must be made:
1. A second point of connection to the City distribution system must be added. This point of
connection will be at the intersection of Harmony Road and Regency Drive. Phase 1 of the
development must include installation of a 12-inch main in Harmony Road from Regency
Drive to the main entrance into Harmony Ridge. An 8-inch branch main connecting this
12-inch to the northeastern cul-de-sac will also be required.
2. In Phase 2, the extension of the 12-inch main in Harmony Road to the western entrance into
the development will be required.
3. All water main in the development must be ductile iron pipe installed with polyethylene
encasement.
