consider such a berm. We would also consider assisting
with planting trees for screening purposes. If you are
interested in pursuing these issues we would be happy to
discuss them with you further.
2. We are concerned about minimizing the light in your
development near The Ridge. As you are no doubt aware we
have no street lights and the majority of residents enjoy
the feeling of living in the country which would be
reduced if there were substantial lighting. We are aware
that the city ordinarily imposes certain lighting
requirements. We were able to persuade the City to
minimize its lighting requirements for the Westbury
Subdivision (which is immediately East of The Ridge). We
would hope that a similar arrangement could be negotiated
for Harmony Ridge.
3. We remain concerned about the elevation of the houses
that will be built on the lots adjacent to The Ridge. We
believe that all reasonable action should be taken to
minimize the elevations. If two story homes are
necessary, a reduced roof pitch would reduce the overall
elevation. L.

I am writing on behalf of The Ridge.Homeowner's Association.
Bob. Kulovany informed me that you had requested copies of our
covenants. The covenants have been amended twice so it is
difficult to compile the formal recorded covenants. Enclosed for
your information is an unofficial merging of the original covenants
with the amendments. As I believe I mentioned to you at the
neighborhood meeting there are some things we would have done
differently if we were starting from scratch when we did the
amendments but given that we had existing covenants to deal with we
decided to limit the changes to those thing which really needed to
be changed. In any event, I hope these will be of use to you.
I would also like to make a couple of comments relative to
your proposed Harmony Ridge PUD. I have reviewed the staff
comments and the revised plans which you submitted to the city on
November 11 1995. It does not appear that there are any changes
which are significant to The Ridge residents since your original
proposal. We were happy to see that the city did not request that
you have access into The Ridge as that was the single issue which
the homeowners felt most strongly about. There are a couple of
other points which I would like to emphasize (or re-emphasize) as
concerns of The Ridge:
1. We would like to have as much of a buffer as
possible between our neighborhood and your.
development.. We, of course, would like the buffer
to be as aesthetically pleasing as possible. We
prefer not to have a privacy fence but instead a
berm and/or trees for screening purposes. While it
does not appear. that there is enough room on your
lots to have berms without affecting the building
envelopes, we would consider allowing a berm to
extend onto Ridge property if you are willing to
