NOT MAINTAIN THEM JUST AS WE. DO NOT MAINTAIN ANY PRIVATE PARKING OR DRIVEWAYS.
• PLEASE ADD 3 OR 4 OFF-STREET PARKING STALLS AT THE END OF THE CUL-DE-SAC IN THE
TOWNHOME AREA TO PROVIDE PUBLIC PARKING NEAR THE NATURAL AREA AND TO KEEP
PARKED VEHICLES FROM OBSTRUCTING THE CUL-DE-SAC.
AT FINAL, FURTHER DISCUSSION WILL BE NEEDED REGARDING THE DESIGN OF ANY
LANDSCAPED ISLANDS PROPOSED IN THE STREETS. TYPICALLY, FULL -DEPTH ASPHALT IS
REQUIRED IN THE STREET AROUND THE ISLAND AND A DRIP IRRIGATION IS REQUIRED FOR
ANY LANDSCAPING IN THE ISLAND. IT SHOULD ALSO BE NOTED THAT ADDITIONAL MANHOLES
ARE TYPICALLY REQUIRED SINCE THE WASTEWATER UTILITIES DO NOT WANT THEIR FACILITIES
UNDER THE ISLANDS. THIS CAN CAUSE DIFFICULTY IN ACHIEVING PROPER COMPACTION
FOR STREET CONSTRUCTION SINCE IT IS DIFFICULT TO GET EQUIPMENT IN BETWEEN THE
MANHOLES AND THE CURB AND GUTTER FOR THE ISLAND AND CUL-DE-SAC.
• THE RIGHTS -OF -WAY AND STREET WIDTHS AS SHOWN ARE O.K. AS LONG AS THE CURB,
GUTTER, AND SIDEWALK, AND PRIVATE OFF-STREET PARKING BAYS ARE PROVIDED AND
CONSTRUCTED AS DESCRIBED IN THE COMMENTS ABOVE.I
THIS CONCLUDES THE COMMENTS BASED ON THE PLANS AND LEVEL OF DESIGN DETAIL SUBMITTED

THE FOLLOWING ARE THE COMMENTS FROM THE ENGINEERING AND TRANSPORTATION DEPARTMENTS
ON THE HARMONY RIDGE P.U.D. PRELIMINARY PLANS SUBMITTED ON DECEMBER 5, 1 995. PLAN
REVISIONS AND A WRITTEN RESPONSE TO THESE COMMENTS ARE DUE ON OR BEFORE JANUARY 3,
1 996 IN ORDER FOR CITY STAFF TO CONTINUE EVALUATING THE PROJECT FOR THE JANUARY
PLANNING AND ZONING BOARD HEARING. BASED ON YOUR RESPONSE TO THESE COMMENTS,
STAFF WILL MAKE A DETERMINATION AT THE FINAL REVIEW MEETING ON JANUARY 5 AS TO WHETHER
THE PROJECT IS READY TO PROCEED TO THE BOARD WITH A STAFF RECOMMENDATION AND ANY
CONDITIONS IF THE PROJECT IS RECOMMENDED FOR APPROVAL.
HARMONY RIDGE P.U.D. - PRELIMINARY
• THE PROPOSED REALIGNMENT OF HARMONY ROAD LOOKS O.K. FOR PRELIMINARY. PLEASE
ADD PROPOSED STRIPING INFORMATION TO THE PLAN TO INDICATE THE TURN LANE
CONFIGURATION AND ANY MEDIANS IN HARMONY ROAD. THE SITE PLAN, LANDSCAPE PLAN,
AND UTILITY PLANS SHOULD BE REVISED TO MATCH THE PROPOSED ALIGNMENT.
THERE IS STILL A QUESTION ABOUT WHAT IS GOING TO HAPPEN TO THE TRIANGULAR
PARCEL ADJACENT TO THE SITE ON THE NORTH AND BOUNDED BY HARMONY ROAD. WILL IT
BE ACQUIRED BY THE DEVELOPER AND INCORPORATED INTO THE PROJECT ? WILL IT BE
LANDSCAPED AND MAINTAINED BY THIS DEVELOPMENT ? THAT PROPERTY HAS AN
OBLIGATION FOR THE LOCAL STREET PORTION OF THE HARMONY ROAD IMPROVEMENTS
ADJACENT TO IT. PLEASE INCLUDE A WRITTEN RESPONSE ALONG WITH YOUR PLAN
REVISIONS BY 1 /3/96.
• SIDEWALKS MUST BE PROVIDED ON BOTH SIDES OF ALL PUBLIC STREETS. PLEASE ADD A
SIDEWALK TO THE SOUTH SIDE OF THE EAST/WEST STREET.
ALL PUBLIC STREETS MUST HAVE ROLLOVER CURB, GUTTER, AND SIDEWALK CONSTRUCTED
ON BOTH SIDES OF THE STREET, OR STANDARD VERTICAL CURB AND GUTTER WITH A 4
FOOT WIDE ATTACHED SIDEWALK. THE PROPOSED DRIVEWAYS AND OFF-STREET PARKING
BAYS CAN THEN BE CONSTRUCTED AS DRIVEWAYS WOULD BE IN A STANDARD DEVELOPMENT.
THE OFF-STREET PARKING BAYS MUST BE CONSTRUCTED A MINIMUM OF 20 FEET IN DEPTH
FROM THE BACK OF THE SIDEWALK SO THAT VEHICLES WILL NOT OBSTRUCT OR OVERHANG
