Trees should not be placed closer than 4 ft. from gas service lines. h. Gas company will need a vellum base map of the Final Utility Plan for layout design. 3. Water & Wastewater Utility a. Move water line to 14 ft. from the curb nearest the buildings and a minimum of 5 ft. from all other curbs. Water mains must be under paving. Roger will look at waterline extension from West Orchard to meet this requirement. b. Roger says that water meters must be the same size as the water service lateral up to the meter. This would require us to up -size all water meters from 3" to 4". We will ask Scott Guice to provide calculations to show that a 3" water meter will work. c. Trees must be 10 ft. clear from water and sewer mains. Shrubs must be 4 ft. clear from water and sewer mains. 4. Telephone Service a. Service line is installed in the joint trench with electric and cable t.v., but typically only up to the clubhouse. b. Contact U.S. West for installation and service particulars as they were not present at the meeting. 5. Qihle. T_V_ Service a. Service line is installed in the joint trench with electric and telephone. b. They will provide service as needed including clubhouse, buildings and interior wiring. c. Service pedestals typically sit next to electric transformers and measure 12" x 18" x 32" high. Additional Notes a. Both electric and gas companies warn that trenching services between Dec. and Feb. can lead to substantial additional labor charges due to frozen ground. b. Basil Hamdan wants the drain line from the Mobile Home Park directed to the creek and provide a drainage easement. The drain line is from a slump pump at the Mobile Home Park c. Mike Ludwig would like to add a sidewalk along the backs of buildings 10, 11 & 12. At present there is problem adding these walks due to the grading and detention pond in this area. Please notify us.: 1. Flfrtrir Servi . . a. Service to this site will come from West Elizabeth, East Plum Street and East Orchard Street (3 service'feeds). b. We have assumed that only single-phase service is needed. c. We need to provide load information to L.P.U. for club and maintenance building. d. Service line will be 36" - 42" deep running 4 ft. inside the curb nearest the buildings. e. Service line requires 10 ft. separation from water and 4 ft. away from gas service. (This will require water line to be moved back to 14 ft. from the curb nearest the buildings. Roger says he is o.k. with this.) f. Project will require approximately 7 transformers and 4 vaults. Transformer pads measure 5 ft. x 5 ft. 3 interior vaults measure 3 ft. diameter. Vault along West Elizabeth measures 6 ft. x 8 ft. oval. Transformers need 3 ft. clear to structures (8 ft. on front). g. Standard city lights will be required along West Elizabeth and at the end of the new cul-de-sacs. h. Provide 2" sched. 40 PVC sleeve at culvert crossing. i. Recommended that meter locations be coordinated with gas meters to avoid conflicts. j. Contact light and Power Utility for specifics on fees and when they are payable in order to facilitate temporary power, secondary service and C.O.'s. k. L.P.U. will need an autocad base map of the Final Utility Plan. 2. CiaS Service a. Servicewill be brought to the site from West Elizabeth, East Plum Street and East Orchard Street. b. Services will run 30" - 30" deep running 4-ft. outside the curb nearest the buildings. c. Service line must be 4 ft. away from electric and 10 ft. away from water mains. d. Recommend meters on both ends of long buildings although conflicts with electric meters must be avoided. e. Provide a 4" sched. 40 PVC sleeve under the culvert crossing.
