The transportation department will require a letter/description of how you intend to transport the children to and from your facility; this letter should include the number of children to be transported as well as routes and modes to be used. 7. Storm Water Utility will need a letter, submitted by a professional engineer licensed in the State of Colorado, stating that the amount of impervious surfaces on the site will not be increased. If the amount of impervious surfaces will increase,a fee of $6525 per acre will be incurred. For more information, contact Glen Schlueter at 221-6589. 8. The Planning Department requires the submittal of a site plan, drawn to scale, as well as a list of property owners within 500 feet (exclusive of public right-of-ways) of your property. A map providing the boundary of this area can be obtained from the Current Planning Office. 9. It is recommended that you circulate a letter of intent, describing what you propose to do, in order to obtain the signatures and, thus, the approval of your neighbors. This could also serve as a method of informing affected property owners in the surrounding area of your plans and soliciting their input. Kay Elder, 3136 Longhorn Court, Fort Collins, CO 80526 LAND USE DATA: Request to expand existing Day Care operations from one which accommodates six children to one which would accommodate twelve children; no physical changes are proposed. There is already enough existing play area(s), both indoor and outdoor, to facilitate the proposed change in intensity. The property is located at the eastern corner of Longhorn Court and Blue Mesa Avenue. COMMENTS: 1. Any day care proposal exceeding six children must be processed as a Planned Unit Development (PUD), subject to the review criteria of the Land Development Guidance System (LDGS), to be considered by the Planning and Zoning Board. 2. Play area requirements, which have apparently been met, call.for 2500 square feet of outdoor space and 40 square feet of indoor space. 3. As long as you remain at present levels of employment (i.e., one employee), no additional off-street parking will be required. However, in the event that this number should increase, you will be required to furnish a total of two off-street parking spots for every three employees. 4. For building and fire code requirements you should refer to the hand out that was given to you during the Conceptual Review meeting. In addition, The Poudre Fire Authority will inspect your property at least once every year; for more information regarding these procedures call 221-6570. 5. As you will be changing to a commercial use, a water meter will be required; if you volunteer to receive one, it should be provided free of charge.
