HomeMy WebLinkAboutKAY ELDER DAYCARE PUD - PRELIMINARY & FINAL - 52-95 - CORRESPONDENCE -The change in use from a single family dwelling to a large daycare home will comply with building code requirements for exiting, guardrails, fire protection and handicapped accessibility as listed in the "Policy and Procedure Manual," item number 49. The basement of the house cannot be used as part of the daycare facility unless brought into compliance with these standards. (A copy of PPM #49 is enclosed.) A new Certificate of Occupancy will be obtained through the City of Fort Collins Building Inspection Division prior to the change of use. The change in use/intensity will comply with the Poudre Fire Authority's standards for group homes, from the Life Safety Code 101. (A copy of these standards is enclosed.) II. - - - OTHER/GENERAL COM1 LINTS - - - The City's Water and Waste Water Department has requested that you please volunteer to receive a water meter; if you volunteer, it will be provided free of charge. Although not specifically required, the City's Engineering Department has requested that pick-up and drop-off occur on Longhorn Court in order to minimize the impact to traffic flow and on -street parking on Blue Mesa Street. As was already recommended to you during Conceptual Review, we (the Current Planning Department) suggest that you circulate a letter of intent, describing what you propose to do, in order to obtain the signatures and, thus, the approval of you neighbors. This would be extremely helpful in persuading the Planning and Zoning Board to approve your proposal. This concludes Staff comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. In order to stay on schedule for the January 22, 1996 Planning and Zoning Board hearing, please note the following deadlines: Plan revisions are due on January 3, 1996. Plan Comments: • In general, the drawing should be cleaned up and clarified.- For instance, there are a few lines in the lower right-hand comer of the drawing that serve no purpose; please remove these. • You will need to show the scale to which the plan is drawn as well as a North arrow. B. Land Use Table Comments: • The total site area is 9057 square feet, not 9050 square feet; please make this correction. • The square footage of the house equates to 24.644% of the total site area, not 24.663%; please make this correction. Likewise, the total square footage of the hard surfaces equates to 16.429% of the total site area, not 16.442%; please make this correction too. C. Vicinity Map Comments: • You will need to provide an additional vicinity map showing the location of the site within its square mile. • You will need to provide a North arrow and label the site by actually inserting the word "SITE" with an arrow pointing to its location. This should also be done for the vicinity map discussed in the preceding comment. D. Other Site Plan Comments: • You will need to add a section entitled "General Notes" to the site plan. This section should include the following notes: • Other than the occupantstowners, only one employee will be permitted.
