HomeMy WebLinkAbout1ST STOP PLAZA - MINOR SUBDIVISION - 53-95 - CORRESPONDENCE - LUC REQUIREMENTSCommunity Planning and Environmental Services Current Planning September 25, 1996 Ric Hattman Gefroh-Hattman Architects/Planners 145 West Swallow Road Fort Collins, CO. 80525 Dear Ric, The 1st Stop Plaza (North College) Minor Subdivision has been in the development review process for an extended period of time and there has not been any recent direction from you or the owner/developer as to the status of this request. During a recent discussion with Ward Stanford of the City Engineering Department, I was made aware that various departments are reviewing the utility plans with the intent to finalize their review in the near future. As you know, the property is currently unsubdivided and, therefore, is being reviewed as a minor (two lot) subdivision. The property was included in a North College Avenue rezoning, and the zoning was changed from HB - Highway business to HC - Highway Commercial in 1995. There was an ordinance requiring a Design Review of Permitted Uses in this zoning district that was approved by City Council in January, 1996. The ordinance requires that this development proposal to go through the HC Site Plan Review, which includes a review of a Site Plan, Landscape Plan, and Building Elevations. To date Site and Landscape Plans have been provided; however, no Building Elevation Plan has been submitted. Both the Minor Subdivision and HC Site Plan Review may be heard in an administrative public hearing before the Director of Planning. To continue to process these two requests you must submit the following number of copies of the revised and/or new plans: 10 subdivision plats; 8 Site Plans; 8 Landscape Plans; 3 Building Elevations. Upon receipt and sufficient review of these documents we should be able to schedule the required administrative public hearings.
