Developer plans, apartme- M - nts Complex i add 200 Wouldthe city of Fort Collins Planning Department units for students By aoaFRr BAIIW The Colomdoan A Texas -based developer wants to build a 200-unit student apart- ment complex in west Fort Col- lins, according to plans filed with JPI, an Irving, Texas developer, has proposed the 10-building project on a 12-acre site near the northwest corner of Elizabeth Street and Taft Hill Road. Attempts to reach a JPI repre- sentative Tuesday were not suc- cessful. However, information at the planning department show the plans call for two-, three- and four -bedroom apartments. Housing JPrs timetable for the project and the overall cost are not ]mown. The project, (mown as JPI Stu- dent Apartments, would be lo- cated in an area that includes a mixture of commercial and retail uses, apartments and single- family homes. The JPI project could join a re- cent wave of apartment constnu- tion. Since 1993, nearly 800 units have been built or are under oon- str action in the city. The construction was a re- saense to low rental vacancies in Fort Collins, which dipped as low as 1 percent in the early 1990s, current estimates show vacancies at about 5 percent. Also, Colorado State University otfi,aals have projected enrollment increases in the near future that aright absorb more apartments.
