Collins, CO 80522 Dear Mr. Olt: In response to the notice sent to residents affected by the proposed project Harmony Ridge Overall Dev. #49-94 and Harmony Ridge PUD 49-94A, I have a few comments to make but I am unable to attend the meetings. Thank you for this opportunity to address these isssues by mail. I live in the Woodridge Development known as the Overlook subdivision. Our pro- perty does not back-up directly to Harmony Road but many of our friends do. At the time that the area was promoted, an attractive incentive for people to buy on "Old Harmony Road" was that eventually that portion would be taken out from where '.'New Harmony Road" began to Taft Hill. Many people in good faith pur- chased lots with that knowledge. From my understanding, if these new housing projects are approved, that road remains and becomes four lane. In exchange, the City will receive a certain amount of "open space" at not cost. If this is correct, how unfair for the City to approve the project in favor of a devel- oper which promises "incentives" and disregard the original plan proposed to those homeowners in good faith. Surely their property values will decline. Their concerns should take precedence as they were there before this new develop- ment was proposed. Also, I think townhomes and multi -dwellings are a poor idea. The increase of traffic and cars parked on the street which was created by the Arapahoe Town - homes on Seneca Dr. is an eye -sore and an invasion to a neighborhood of single- family homes. The mix is not working. I can visualize this happening again with this new proposal. It seems that the developer's primary concern is to jam as many people into a small area as possible which makes the development more profitable, a poor trade-off considering the amount of traffic which already exists in that area. In closing, a development for that area could be workable, but the traffic.an& road situation should be --.aligned with the original proposal made to the people living on the north side of "Old Harmony Rd"`.
