PROJECT STATUS: HARMONY RIDGE
This project is scheduled to go to P&Z on Thursday, 5/7 without the required offsite ROW for
the Seneca Street connection to `new' Harmony. This item was allowed to go to the board by the
City Manager. Issues that may come up at the hearing include:
*The trail connection from the development to the Cathy Fromme Prarie - talk with Kathleen
Reavis to get updated on that issue;
`Old' Harmony Road - is to be left `as is' (with a driveway type intersection with Seneca) to
serve as the access road to the trail head at Taft Hill Rd. - after such time as the Overlook at
Arapahoe Farms develops (the comercial piece to the North of Harmony Ridge) the trail head
access will wind through their (Overlook's) site within a public access esmt and connect with
`old' Harmony Rd to the West of their site;
*Seneca street through the Overlook commercial site will be within a 58' ROW with detached
sidewalks within access easements. The street shall be designed with 48' of pavement (two 6'
bike lanes, two 12' travel lanes, one 12' turn lane) 5' parkway strips and 4' detached sidewalks.
This was agreed upon with all the players in the room.
The players include:
Joe Vansant, planning consultant to the developer
Lee Stark, owner/developer
Rich Dvorak, TST engineering consultant
Dave Peitenpol, developer of Overlook at Arapahoe Farms
Tricia Kroetch, Overlooks's consulting engineer
Other issues:
*The utility plans still need a bit of work, Rich Dvorak doesn't want to submit revisions until the
project goes to public hearing. As you may recall, I presented a lengthy list of variance requests
to the TransCoord. group, most of which were denied. Keep a close eye on intersection
alignments and approach grades.
