COVENANTS RELATING TO SINGLE FAMILY LOTS OF
CONCERN TO NATURAL RESOURCES
VERTICAL WALLS; There shall be no structure with a three story vertical [plane] (20'0") that
faces the CATHY FROMME PRAIRIE. Additional stories may be accomplished by a 10' set back
from a roof edge.
RETAINING WALLS; Any retaining wall shall have no horizontal run longer than 20' without a
change in direction. A wall shall not have a vertical plane height greater that 8' without stepping back
enough for a planting area. Wall finishes must have a textured surface and natural color blending into
the surrounding area.
FENCES; Fences or screens shall not be painted but rather built out of natural wood, natural stained
wood, stone, colored concrete, etc..
FENCES, PLANTINGS & SCREENS; Fences and screens shall be used to conceal cloth lines, trash
containers, recreational vehicles, trash piles, storage tanks, satellite dishes, etc.
BUILDING COLORS; Medium to dark earthtone colors, browns, grays, buffs, etc. shall be used for
all structures. Bright colors, if used at all, shall be used only for accent lines.
ROOF SLOPES; The slope of all roofs shall be a minimum of 4/12. The materials shall appear
textured or have height lines and medium to dark in natural colors as described elsewhere.
MATERIALS; Natural materials are encouraged; stone, brick, stucco, natural wood, etc.. A
minimum of lap masonite siding shall be used.
PLANTINGS; On lot areas next to the CATHY FROMME PRAIRIE a selection of plants that reflect
the natural prairie environment are encouraged. No shrubs or trees will be planted within 10' of south
property line in the single family area or in the townhouse area.
PETS; Dogs, cats, and other pets shall not be allowed to roam out of supervision on the CATHY
FROMME PRAIRIE.
NATURAL AREA NEIGHBOR; All residents in the HARMONY RIDGE PUD need to be
constantly aware of the ramifications of living next to the Natural Area to the south. The wide range of
wild critters that may reside there may not be compatible with humans at close quarters. Small animals
such as but not limited to prairie dogs, fox, badgers, squirrels, snakes, etc. may wonder in to areas used
by humans. They should be observed only and not handled. As quiet and friendly as these animals
appear, they are wild and should be left that way. Feeding or trying to make pets of them should be
avoided. If an animal is noticed to appear sick or unnaturally quiet, they should not be handled or
approached but rather the Natural Resources Dept. or the Animal Control of the City of Fort Collins
should be notified at once. Even the smallest of these animals can cause injury if it feels threatened.
Diseases that these animals can have may be transferred to humans. The Natural Area may also have a
number of snakes that may wander into a residential area. It is important to be cautious while outside.
Leaving doors and windows open without screens should be avoided. Larger animals such as deer and
mountain lion may pass through the area. These will most always leave habited areas alone. Certainly
no attempt should be made to feed these animals. Their nearby presence should be noted and enjoyed.
The many variety of wild fowl change with the seasons and can be enjoyed at a distance.
