Mr. Mike Herzig
Assistant City Engineer
City of Fort Collins
P.O. Box 580
Fort Collins, CO 80522
Dear Mike:
This is to request a variance, if required, for the use of 28 foot wide pavement and 46 foot
wide right-of-ways for the five streets in the town house area of the proposed Harmony Ridge
P.U.D.. The following reasons justify the use of these streets.
1. The two Easterly streets of the North -South four streets and the'East-West short street
have access only on one side.
2. All five streets have parking only on one side of the street. There are numerous off
street or guest parking spaces on all but the East-West street.
3. The West two streets form a loop street that only serves the patio homes.
4. This project is a P.U.D., which is a requirement for the 28 foot wide pavement.
5. The streets could be signed for "local traffic only" or some other approved sign.
6. Three of the rows of town houses are double fronted and take access to garage only on
one street.
Thank you for your consideration of this request for the variance if it is necessary and not
a use by right.
Sincerely,
Richard A. Rutherford, P.E. & L.S.
President
