To avoid confusion with final approval, updated site plans and an updated plat
are required. The updated plans need to reflect the following changes:
>The EAE continuing directly east at the far south end, east of C54.
>With the modified curb, the plat needs to follow the curb line between C46 &
C47, as this necessary for turning maneuvers.
>Expand the EAE to the full width of the drive aisle (NW to SE to 24' wide).

Two additional fire lane signs are required. Within the detention basin island, an
extra sign is needed along L46 and L58. Fire lane signs are required to be 75'
apart and the distance at both of these locations calls for a second sign along
each side. See LUCAS drawing #1419 for spacing requirements.

To ensure fire apparatus can successfully maneuver the site, an auto turn exhibit
is required for final approval. The main concern is with the '90' turn at the
northwest comer of the detention basin. As stated in prior PFA reviews, with a
20' fire lane, the minimum inside turning radii is 25', the proposed radii
measures well below this. Use the PFA turning template provided in the staff
meeting 7.19.17.

Pre -Submittal meetings are required to assist the designer/builder by assuring,
early on in the design,
that the new commercial or multi -family projects are on track to complying with
all of the adopted City

this meeting to be effective and is typically scheduled after the Current Planning
conceptual review

It looks like there are three canopy shade trees within the PRPA easement —
this needs to be addressed. The trees in questions are two Honeylocust in the
interior of the site and one Kentucky Coffeetree on Timberline Road.
