HomeMy WebLinkAboutCOUNTRY CLUB CORNERS SHOPPING CENTER REZONING - 55-95D - CORRESPONDENCE - RESPONSE TO CITIZENComm, y Planning and Environmental rvices Current Planning City of Fort Collins MEMORANDUM February 3, 2000 Regarding: Rezoning all properties within the Country Club Corners Shopping Center Dear North College Property Owner, City staff is proposing a change of zoning on the property known generally as the Country Club Corners shopping center. We consider this to be a technical "minor housekeeping" item to bring the zoning map back into accordance with the adopted North College Avenue Corridor Plan. The proposed zoning (CN, Commercial -North College) is less restrictive than the current zoning (NC, Neighborhood Commercial). All uses permitted in the current zone district are also permitted in the proposed zone district, with one academic exception regarding the allowance of new grocery stores to be built in the district. This exception is moot for this property because the existing grocery store within this shopping center would not be affected by the rezone. Where did this item come from? A citizen pointed out that we were technically mistaken when we placed the property into its current zoning in March 1997 as part of a new city-wide zoning system. This person noted that the property should have been left in its prior zone district. We agree and propose to simply put it back. A map showing the subject property is on the back of this letter. For your information, the Planning and Zoning Board hearing for this application will be held on March 16, 2000, and the City Council hearings will be held on April 4 and 18, 2000. All property owners within 500 feet of Country Club Corners shopping center will get the standard official notifications of the Planning and Zoning Board hearing and the City Council.
