12c. The sheets have been renumbered 1 through 4.
12d. A note has been added to the site plan stating "See Landscape Plan
(Sheet 2 of 4) for Planting Notes".
12e. A "6 foot chain link fence with slats" note has been updated on the Site
and Landscape plans.
12f. The note "Developer to ensure that the landscape plan is coordinated
with the plans done by other consultants so that the proposed grading,
storm drainage, or other construction does not conflict nor preclude
installation and maintenance of landscape elements on this plan", has
been added to the Landscape Plan.
12g. The note "All roof -top and/or ground mounted mechanical equipment
to be enclosed and fully screened from public view" has been added to
the Site Plan.
12h-- W.J. Frick will be coordinating the color scheme and dimensions of the
a buildings.
12i. There is a note on the Landscape plan stating "All landscape areas shall
be irrigated with an automatic underground irrigation system. An
irrigation plan will be required prior to issuance of a building permit".
12j. The vicinity map has been revised to identify only the BMC West
P.U.D. site.

4a. The developer will provide the Public Service Company with the
appropriate load information.
4b. The developer will maintain a minimum of 10 feet of clearance from
the existing Public Service Company overhead power lines.
5a. The developer is aware the existing overhead electric belongs to Public
Service Company.
5b. The developer is aware the electric service will be underground.
5c. The developer will coordinate with Light and Power Engineering.

6� Land Surveyors of Colorado will be providing an updated subdivision
plat.
7a. Land Surveyors of Colorado has titled the Plat as "BMC West P.U.D.-
Final Plat".
7b. An additional handicap parking space has been added. There is a total
of 49 proposed parking spaces and 3 handicap parking spaces, totalling
52 total parking spaces on the site.
7c. A note has been added to the site plan stating "No vehicle storage or
parking is allowed beyond asphalt surfaces".
7d. Three Populus acuminata trees have been added on the north side of the
buildings.
8. Engineering comments are being addressed by Land Surveyors of
Colorado (subdivision plat) and WESTEC.
9a. The sewer service line has been shown on the landscape plan.
^� 9b. A shrub bed will be shown in the island where a fire hydrant is shown
on the utility plans. The tree had been removed.
9c. The position of an edger line has been moved so that the meter pit will
be in the lawn.
10. WESTEC will be providing updated engineering drawings reflecting the
// Stormwater comments.
1`1. The City Forester has stated there are no existing trees on the site that
need to be retained.
12a. W.J. Frick will be submitting an Administrative Change after a
decision has been made on this project.

We have reviewed staff comments dated February 16, 1996, and have the
following comments:
1. There will be one 25 foot tall cut-off fixture in the parking lot, in
addition, there will be security lighting on all four sides of the
building.
2a., WESTEC will provide drainage information associated with the
wetlands north of this project.
2b. The proposed native seed mixes are:
IRRIGATED DRYLAND AREAS
jD 30% Buffalo Grass
70% Blue Grama
SWALES AND WETLAND AREAS
10% Sand Bluestein
30% Switchgrass
30% Western Wheat
10% Canby Bluegrass
20% Slender Wheatgrass
The species of trees planted at the rear of the property along the Spring
Creek Trail are Populus acuminata and Alnus tenuifolia.
2c. The waste collection site has been designed to include areas for
recycling bins and cardboard.
3a. W.J. Frick understands that the storage building needs a fire separation
wall.
3b. The office/manufacturing building will be equipped with an automatic
fire suppression system. Proposed system to be reviewed and approved
by the City of Fort Collins prior to issuance of a building permit.
