" October 28, 1996 - Planning and Zoning Board public hearing in the City Council
Chambers.
1 would like to make you aware of the fact that there continues to be a backlog of
projects in the development review system. Due to the number of City Council -
driven items that must go to the Board for a recommendation, the number and
complexity of most current development items, and the length of time required
for citizen input and Board discussion at the hearings, items may be continued
by the Board, at their discretion, to the next available public hearing. There is no
guarantee that this item will be heard on October 28th.
Please contact me at (970)221.-6750 if you have any questions about staffs position on
the project, its place in the development review process, and the dates as outlined in
this letter.
Sincerely,

Dear. Mike,
City staff has discussed the significance of the proposed changes to.the University
Center. PUD - Final that were presented to me at our meeting of August 21 st and staff
is in agreement that the changes may be re -submitted as a Final PUD; however, there
is a need for the revised Final PUD plans to go through a full routing to all. affected City
departments and outside reviewing agencies, with a minimum of 4 weeks to review and
comment on the project before going to a final internal staff review. Also, due to the
backlog of items presently in the system for the September 23rd Planning and Zoning
Board public hearing, it is certain that this item cannot be added to the agenda and
heard on that date. Therefore, staff is recommending that this item be placed on the
agenda for the Board's October 28th public hearing.
The following dates are being offered for continuation of the University Center PUD -
Final in the development review process:
* . September 11, 1996 (no later than) - a full submittal of the revised PUD plans.
25 Site Plans -
10 Landscape Plans
- 3 Building. Elevations
- 21 subdivision plats (if changed from original submittal)
10 sets of utility plans
- 3 revised drainage. reports and associated plans
3 revised traffic studies (could be in the form of a letter indicating the
nature of the proposed changes to the center) .
If revisions are not received by the City by this September. 1 1th date then the .
item will be continued to the November 25th (at the earliest) Planning and Zoning
Board agenda. The submittal date for a full PUD submittal for the November.
agenda is September 23rd. This would enable a full 9-week review by the City.
