The complex is to be fully sprinklered. b. Each tenant shall be on a separate fire sprinkler system- C. Each unit shall have its own alarm dialer for the sprinkler system. 9. Light and power comments are noted. 10. Bucher, Willis & Ratliff has addressed water/wastewater departments in an attached letter (in drainage report). Redlined drawings are included in this submittal. 11. Per Jim Clark's comments a note has been added to the Landscape Plan stating that irrigation plans shall be submitted to the City for review and approval. 12. Again, engineering comments have been addressed by Bucher, Willis & Ratliff. See attached letter. As previously stated, previously redline comments are attached. 13. Stormwater comments have been addressed in the attached civil engineering letter. 14. Per Tim Buchanan's comments the aristocrat pear has been changed to autumn blaze pear. And the note, re: transplanting, has been noted on the Landscape Plan. 15. The South College ROW has been shown on the Site Plan. 16. The storage buildings shall meet the Code requirements in force at the time of permitting. Should this require sprinklering it shall be done. 17. It is our intention that all development work will proceed concurrently. However, as you know, it may be difficult to complete all leases concurrently. Therefore, we propose that the following building work trigger the site work as listed. Building Department Site Development a. Renovation of existing mall All improvements north of Center Drive b. Expansion of King Soopers c. Addition of Tenant A d. Storage Buildings All improvements south of Center Drive and north of South Drive. All improvements east and south of said user. The sidewalk plans at the east arcade show retention of the arcade and existing planter beds in order to save the trees and maintain a 30' drive, which, due to the parking lot layout, will be extensively utilized. As you will note in the revised elevations we have strived to create pedestrian interest in the spirit of the big box guidelines by varying the massing of the arcades, breaking up the length of the arcades by introducing suspended canopies and stepping back major signage facades, introducing multiple display windows along the arcade and, finally, introducing street furniture and pedestrian lighting at all major entries. 4. Contrary to the previous submittal, we are committed to renovate the exterior of the King Soopers store in accord to our proposed elevations throughout the center. This is seen in our attached elevations. Accordingly, the landscape in front of the grocer will also be upgraded and renovated. 5. Finally, as the mature trees, which we are seeking to save, will effectively screen much of our building signage we are proposing to locate monument signs, per City standards, adjacent to South College. In addition to malting these revisions in our submittal we have sought to address your comments of June 14, 1996, as well as any other outstanding issues. These items have been addressed as follows: A utility easement has been shown on the plat and PUD plan at the west property line as well as south of proposed Tenant A. 2. The developer will bear the cost of the gas line relocation as well as provide an easement for this service from South College to the rear of the building. See the plat and PUD plan for the proposed relocation and easement. Information on gas requirements will be forwarded to PSCo as major space leases are finalized. 5. Per conversation with you and Ed Zdenek it is our understanding that the bus stop as presently located is acceptable to transport. Therefore, the PUD plan shows it in its present location. 6a. Building envelopes for the storage buildings have been clearly identified on the PUD plan. 6b. Site dimensions for the location of the tenant "A" have been noted on the PUD plan. 6c. Building elevation drawings have been included for the east and south building renovations including King Soopers. Also typical drawings for the exterior elevations of the storage buildings are also included. 7. We have worked feverishly to prepare the attached submittal which, per your letter, includes the following: 25 Site Plans 10 Landscape Plans 3 sets of Building Elevations (with Arcade plans) 21 subdivision plats 10 sets of Utility Plans 3 revised Drainage Reports and associated plans 3 revised Traffic studies Our work was all the more complex as J.R. Engineers was unable to meet our schedule, however, we were able to engage Bucher, Willis & Ratliff who, as you will see, has revised all civil work and addressed several outstanding:'issues identified by Engineering. As you know, we are proposing several changes to the PUD plan. The documents have been revised accordingly. These changes are as follows: 1. The freestanding Building "E" has been relocated north joining with the previously proposed King Soopers expansion to create a new 30,000 s.f. Tenant "A" with 2,100 s.f. of small shops sitting adjacent to a newly created pedestrian plaza. As you will note, both plan and elevation have been designed to meet the big box guidelines for distributed parking, multiple entries, building articulation, height and arcades and awnings. All utility and drainage plans have been revised accordingly and a subdivision plat included to eliminate tract "B" to a$ow for said building. (Note: King Soopers will expand to the north into the existing building and has plans to remodel the store in its entirety). 2. Areas of expansion on the west side of the center (loading area) have been slightly reconfigured.
