A graduate of Harvard University, Cook also holds an MBA degree from the University of Denver.
He was a broker with Coldwell Banker Commercial Brokerage Company in Denver, Colorado from
1976 until 1979. Since 1979, Cook has been a developer and investor in the commercial real estate
market in Colorado and is the President and sole owner of DPC Development Company.
Gary F. Wilson, CPA, Vice President, has been the CFO of DPC since 1987. He is in charge of
all administrative and financial functions of the company and its projects. His duties also encompass
asset management and project financing. Wilson previously worked for four years at Coopers and
Lybrand and is a graduate of Texas Tech University.
Christopher R. King, Vice President, has headed all acquisition, sales and marketing efforts at DPC
Development since 1992. He has primary responsibility for new project development and directly
oversees sales and leasing on behalf of the company. Previously employed as a project manager at
Beaumont Properties and a Vice President at Norwest Bank of Denver, King is a graduate of
Colorado State University.
Since 1989, Timothy D. Rose has served as Vice President and Director of Property Management
for DPC Development Company. He has spent over ten years in this field and currently oversees
a staff of twenty. His background also includes both sales and commercial real estate leasing
experience. Rose has an accounting degree from Colorado State University.
John T. Ferguson, Project Manager and Director of Development Services at DPC Development,
organizes and coordinates the physical aspects of new developments and oversees due diligence on the
acquisition of existing properties. He serves as the "in-house contractor" for renovation and tenant
finish work and interfaces with outside consultants, planning and building officials, and utilities
providers. Ferguson came to DPC from GE Capital Asset Management Corporation and has a civil
engineering degree from the University of Colorado.

Traditionally, DPC has played a strong role in the development of commercial real estate projects
in the Denver metropolitan area. The company's developments have included office buildings, light
industrial projects and, especially, neighborhood and community shopping centers. These retail
projects have varied in size from 40,000 square feet to over 300,000 square feet and include local,

With a staff of over 30, Cook and DPC Development have provided in-house expertise in all the

feet of commercial space, as well as a number of apartment properties.

BACKGROUND INFORMATION
DPC Development Company is the central real estate operating organization of Donald P. Cook.
While the company's activities date back continuously to the late 1970's, it emerged in its present
form in 1986. While the 1980's represented a decade of development and new construction, the
1990's have been primarily a period of acquisition and value enhancement. During this time, DPC
Development Company, through its affiliates, has been one of the most active investors in Colorado
commercial real estate and the scope of the company's activities continues to expand. Following is
