Regarding the relocation of existing trees, we have observed that the trees along the front of
the mall have grown so much that they are now too close to the building and are in very poor
condition. We feel relocation is necessary to preserve these trees.

construction up to all new codes may not be feasible, specifically the new

• Item 2, Nov. 11, 1997 memo - General questions regarding City drainage requirements need
to be clarified before our response can be completed.
• Item, Nov. 11, 1997 memo- Due to the design of the loading ramps being below grade and
the lack of slope on the site, sump pumps are required to pump water from the base of the
ramp up to the detention pond. We would like to discuss a variance on this matter.

Dear Steve:
The following items are areas that we would like to discuss at our meeting tomorrow:
Zoning
Comment E: Zoning, Transportation and Traffic Operations have all made comments
regarding the treatment of the rear of the building. More specifically, requests
for rear elevations, screening of the loading areas, screening of the
mechanical units and delivery access have all been commented on. It was our
understanding that these issues were previously addressed by the Mulhern
Group and this work would not be necessary. Please clarify your concerns
regarding the rear of the existing building and discuss parameters for
improvements.
Comment CT: Please clarify your concerns regarding parking. The parking design we
propose is the same as what is existing with a 16' wide back up space. Our
experience is that retail tenants desire 5 spaces per 1000 S.F. in front of their
stores and the existing parking is below this ratio. Reworking the parking lots
as requested would further decrease the number of available parking spaces.
Comment M: What doe.-4 the "special review" in regard to building height entail? We may
want to pursue this issue.

Comment 6A: No sidewalk was planned on the north side of the drive in order to savo 8
existing trees. Currently, there is a sidewallc on the south side of the main
drive and another 160' to the north. Based upon the comments we have
already received from forestry in opposition of relocating trees, we feel this
request should be reconsidered.
Comment 6C: Access to future mukiunodial transport system would require reduction in size
of proposed building. This is not acceptable for our needs. Could we curate
this access at the south end of the development where it would better serve
