Steve, I don't think anyone from Zoning can make it, so I'll try briefly to
share what I know.
Rear of the building: Our only comment was regards to screening of the
loading/delivery ramps. 3.2.1 (E)(6) and 3.5.1(J) require these areas to be
screened from off -site view. The question is, is what they are proposing
adequate to meet this standard? Given their location, maybe not much needs to
be done, but we're raising the question. If Planning and the hearing officer
think it's ok, that's fine with us.
Screening of the mechanical units - I can't find where we made a comment on
that.
The driveway width of 20, behind angled parking spaces - 3.2.2(L) requires 20'
drive width when parking is on both sides of the aisle. We don't care about
the existing parking, but if any of the angled parking shown is new, then
those areas must compy, or a modification needed. Looking at the plan, it may
be that none of the angled spaces are new, so then it's not a problem.
The special building height review requirements are something that you'll
address I assume.
