On Tuesday, June 155, 2004, at 4:00 p.m. or as soon thereafter as possible, in the City of Fort Collins
Current Planning Conference Room, 281 North College Avenue, Fort Collins, CO.*, the City of Fort
Collins Administrative Hearing Officer will conduct an Administrative Hearing for two development
proposals in your neighborhood. The projects are known as Poudre Valley Health System — Harmony
Campus, 3rd Filing Primary Care Plaza, and 4'h Filing, Medical Office Building II, Files #32-98 E&G.
The Primary Care Plaza is a request for a Project Development Plan to construct a 1-story, 23,000 s.f.
primary care medical office building near the southeast corner of Snow Mesa Drive and Harmony Road.
The subdivision plat included with this application creates a new block and lot to accommodate the
proposed building and associated parking field and dedicates easements necessary to serve the building.
The lot is 2.733 acres in size.
The Medical Office Building II is a request for a Project Development Plan to construct a 2-story, 55,509
s.f. medical office building directly east of the existing medical office building within the PVHS Harmony
Campus. The subdivision plat included with this application creates a new block and lot to accommodate
the proposed building and associated parking field and dedicates easements necessary to serve the
building. The lot is 3.570 acres in size.
Both properties are located within the PVHS Harmony Campus generally located at the southeast corner
of Timberline Road and Harmony Road. Both properties are zoned HC — Harmony Corridor.
If you have any interest or concern about this proposed project, you are encouraged to attend this public
hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant
about the details of the project. You will also be given the opportunity to state your views about the project.
The affected property owners list for this public hearing is derived from official records of the Larimer
County Assessor. Because of the lag time between home occupancy and record keeping, or because of
rental situations, a few affected property owners may have been missed. Please feel free to notify your
neighbor of this pending meeting so all neighbors may have the opportunity to attend.
