For economic health and vitality of the community, over the long run, it is important to have a variety of sites or locations for employment centers. In the past three years, since my arrival, I have shown the parcel of property located at the intersection of Prospect Avenue and 1-25, known as Interstate Lands, to a number of companies looking to expand in our area. This property is ideal for large employers seeking immediate interstate access and provides an alternative to those which don't quite fit the Harmony Road Corridor. In reviewing the most recent Draft Zoning map of the City of Fort Collins, this property is proposed , I believe, as a Low Density, Mixed Use Neighborhood area. The ideal zoning for this property, should the community like to maximize employment center opportunities, would be for designation as either an Employment Zone and/or an Industrial Zone. In either case, retaining the Commercial Zone along 1-25 and Prospect Avenue would be appropriate. I understand the property owner, represented by LGT Real Estate Advisors, has already proposed these changes to the Draft Plan. I encourage your consideration of their request.
