The applicant has requested a commitment for the needed off -site drainage easement from the down stream property owner. C. Dimensioned building envelopes will be included, as required, on Final PUD Plans. G. We will coordinate our final landscape plans with the applicant's civil engineering/utility plans. However, we do not believe there is any City Code requirement restricting the location of shrubs near service lines. J. An alternative project name will be evaluated prior to Final. N. The small (.08 ac. f) wetland disturbed by construction, will be replaced in the lower portion of the detention pond. 0. A possible location for a future concrete pad at a possible additional/revised Transfort stop has been identified on the Preliminary Plan. Specific responses include: I. SITE AND LANDSCAPE PLAN COMMENTS A.2 As we discussed at our meeting on March 26th, the applicant feels strongly that the connections between the duplex and condominium areas should be limited to emergency access (if needed) and pedestrian circulation. The plan has been revised to create a stronger pedestrian connection. A.3 Additional landscaping has been added to the preliminary plans. A.4 The Fort Collins guideline has typically been to limit unbroken lines of parking stalls to not more than 15, rather than 10. We would prefer to maintain larger landscape islands at the ends of parking bays rather than dividing them into additional, smaller islands. A.6 It is our intent to emphasize the easterly entrance into the condominium area. A.8 We have reviewed the walkway system, and added some needed connections. A.9 All needed easements will be included on the Final Plat. A.10 Specific phasing will be defined with Final PUD plans. A.1 1 The extent of privacy fencing will be determined with Final plans. B.1 The written legal description includes the entire area of the original Scenic Views Plat; while the PUD Land Use Breakdown - as dictated by Planning Staff - does not include previously dedicated rights -of -way. IV. OTHER DEPARTMENT'S COMMENTS 1'pr,IrIR tT- A The 24' drive width with 901 parking meets City standards for private parking lots, and is consistent with other recently approved patio home and townhome projects.
