RE: Sage Creek PDP — Off -site improvements
PROJECT #: 7720
Shorty after the Sage Creek PDP approval, you called about possible improvements to the
intersection of Timberline and C.R. #36. 1 checked with the James Company and Matt Delich, and
found the following:
♦ The City of Fort Collins specified which intersections were to be evaluated with the Sage
Creek and Harvest Park TIS. The intersection of Timberline and C-R. #36 was not
included.
• Sage Creek is only one of several developments (Harvest Park, Fossil Lake, The
Homestead, Willow Springs, etc_) that appear to have some impact on the subject
intersection. There is no dear reason to require Sage Creek — and only Sage Creek - to
pay for intersection improvements at this location.
• Both the Sage Creek and Harvest Park PDP's were in the review process for nearly 11
months. To our knowledge, during that time this issue was not raised.
It would appear that a City or County project using Street Ovelsizing funds or some other
more equitable means of constructing improvements at this location would be more appropriate.
