Why have the plan set sheets been reduced in total number, the original proposal had nine (9) sheets, this proposal eight (8)? The format of the plan sets dated February 18, 2000, are ideal and should be used since reducing the plan set sheet count makes it more confusing. j. Why the reduction in the number of lots? k. The gross and net density figures. from the approved development plan and the plan under review at this time breakdown are different. The gross and net density calculations do compute on the plan sets dated March 14, 2000, and will need to be changed. I. Where is the legend that was originally shown on sheet 3 of 9 on plans dated February 18, 2000? This needs to be shown on the plan sets. m. Provide a detailed lighting plan for the multi -family dwellings (spec. sheet for all wall and pole mounted fixtures). n. Coordinate all easements, open areas, street, sidewalk and pedestrian crossings, infrastructure through out the development with Natural Resources, Stormwater, Traffic Operations, Engineering, Transportation Planning Services and other affected departments and outside reviewing agencies. All infrastructure provisions need to be met and are to be in compliance with the Land Use Code. o. The plan sets shall be in substantial conformance with all Land Use Code standards and criteria and as conditioned and approved by the Hearings Officer. p. At least one more round of review for the Final Compliance plans is required before the plans could be signed and filed. Prior to formal re -submittal, it is pertinent that City staff meets with you and your team to discuss issues relating to the plans. Additional comments will be forthcoming as they are reviewed and received from City departments and from outside reviewing agencies. Please return all drawings redlined by City staff with submission"of your revisions, that are clearly dated and labeled as revised plans. Please see the attached Revisions Routing Sheet for the number of copies of revisions to submit. Planning: provides the following: a. Documentation needs to be submitted requesting any changes not approved and reviewed by the Hearings Officer. b. All certification blocks on the subdivision plat shall be consistent with the language required by the City of Fort Collins. The signature block referencing Hearings Officer needs to be changed. c. Single-family dwelling elevations shall comply with Section 4.4(D)(2)(a)-(d) and need to be provided to the Current Planning Department to insure compliance with the Hearings Officer decision document. d. The 15' utility and drainage easement on the west property line needs to be more clearly shown on the plan sets. e. Tract designations and plan notes need to be placed as to not conflict with other layers. f. The typical street layout on sheet 7 of 8 needs to correlate with sheet 4 of 8. g. The plan set needs to include reference to the Index of Drawings on the first plan sheet page. h.
