IV. FLOOD PLAIN DESIGNATION
The site lies within a zone Al according to the National
Flood Insurance Program (see partial flood map herein).
This information and map was taken from the flood insurance
rate map, Community -Panel Number 080102 0002 B. This map
was revised on February 15, 1984.
A Zone Al is designated as within the 100-year flood
boundary.
This report has been prepared by CDS Engineering
Corporation for Larimer County Shops.

DRAINAGE REPORT
614 EAST VINE DRIVE
FOR
LARIMER COUNTY SHOPS
I. GENERAL LOCATION AND DESCRIPTION
This project is located in the South s of Section 1, and
the North z of Section 12, all lying in Township 7 North,'
Range 69 West of the 6th P.M., Larimer County, Colorado.

II. DESCRIPTION OF PROPERTY
The site comprises 343,662 sq. ft. or 7.89 acres. This is
divided into two lots. Lot 1 contains 5.22 acres and Lot
2 contains 2.67 acres. The dividing line between the two
is described as the south bank of Josh Ames Ditch, recorded
in Book 1074, page 552. At present there are two
buildings, one shed, one enclosure, one concrete block
storage unit, truck stalls and offices. A 5,600 sq. ft.
building is under construction adjacent to and just west of
the main structure. These buildings comprise 9.5% of the
site. other impervious material, such as asphalt parking
and driveways, amount to 90.5% of the site. (see Larimer
County Shops Site Plan herein for more detail)
III. ON -SITE DRAINAGE
Site drainage at present is not detained. This enters an
inlet structure north of the one story shop building and
approximately centered over the pipe line carrying water
for the Josh Ames Ditch. The impervious area of the site
has not been changed, so the historical surface run-off
shall remain the same.
