Since Ted Shepard Senior Planner Community Planning and Environmental Services Current Planning City of Fort Collins April 24, 1996 Mr. Michael Dedecker CDS Engineering Corporation 1714 Topaz Drive Loveland, CO 80537 Dear Mike: We have scheduled the administrative hearing for Larimer County Shops Minor Subdivision and I-P Site Plan Review for May 2, 1996. Please make the following revisions to the plans: Minor Plat: 1. At the southeast corner of the property, where the 15 foot utility and drainage easements meet, the drainage easement line needs to be continued south to the property line, and the utility easement line needs to terminate at the extended drainage easement line. Otherwise, there is an overlapping situation and the map, as presently drawn, would have to reference a double easement situation. Please revise accordingly. 2. On both the Plat and Site Plan, please delete the signature block for the Planning and Zoning Board. The City will certify its approval on the block for the Director of Planning. 3. On both the Plat and the Site Plan, please note that Owner's Certification will not be notarized in the typical manner. Since the owners are the Larimer County Board of County Commissioners, to be signed off by the Chairman, the notary will actually be an "Attest" by the "Deputy County Clerk." Therefore, the notary block should be revised. Please contact the County Clerk's office for the exact wording of the "Attest." 4. On both the vicinity maps on the Plat and the Site Plan, please note that the street indicated as Lincoln Ave. is actually Linden Street. The street indicated as Mountain Ave. is actually Lincoln Avenue. The name breaks between Mountain and Lincoln at Riverside.
