Dear Mr. Walsh,
I have reviewed your June 18, 1998 letter regarding the proposed Poudre Valley Health
System Harmony Campus with Leanne Harter of the Fort Collins Planning Department.
The purpose of your letter was to describe the nature and use of the Ambulatory Care
Center at the above -referenced project.
Based on your description of the facility, I am classifying the use as medical office/clinic
instead of a hospital. The principal function of a hospital is to provide health services
and medical or surgical care primarily to inpatients. Since the Ambulatory Care Center
will have only 6 beds in the proposed 85,760 square foot building and since the normal
hours of operation will be 6:00 a.m. to 8:00 p.m., it is clear that health services will not
be provided primarily to inpatients. The services that will be offered as described in
your letter are more typical of the types of services associated with medical offices or
clinics.
As a medical office/clinic, the maximum number of parking spaces allowed will be 4.5
spaces per 1000 square feet of gross leasable floor area.
