R-C ADMINISTRATIVE SITE PLAN REVIEW HEARING
NEENAN OFFICE BUILDING II
PLANNING DEPARTMENT PROJECT #5-96
WHEREAS, the applicant, The Neenan Company, has duly followed the City procedure
for the R-C (River Corridor) Administrative Site Plan Review as outlined in Section 29-
414 (except Section 29414(a) as waived by the applicant on February 19, 1996) and
Section 29-419 of the City Code and has submitted their application for a R-C Site Plan
for the following described property, to wit:
Situate in the South 1/4 comer of Section 17, Township 7 North, Range 68 West
of the 6th Principal Meridian, Larimer County, Colorado; and
WHEREAS, the City Planning Department processed the application request in
accordance with Section 29-513 including publication of legal notification in the local
newspaper with daily, general circulation and giving written notice to the owners of
record of all real property within five -hundred (500) feet of the property lines of the
parcel of land for which the R-C Site Plan was submitted; and
WHEREAS, the Director of Planning held a public hearing on Tuesday, June 4, 1996,
at 1:30 p.m., in the Current Planning Department, 281 N. College Avenue, Fort Collins,
Colorado for the purpose of reviewing the R-C Site Plan application and for the
purpose of establishing a vested right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF
PLANNING OF THE CITY OF FORT COLLINS THAT:
The R-C Site Plan, known as Neenan Office Building II (#5-96) is approved, and as
grounds, therefore, the following facts are found to be true:
A. The proposed use, office, is a permitted use in the R-C, River Corridor
District.
B. The proposed use, office, is not a light -industrial use and therefore, is not
subject to the performance standards set forth in Section 29415 of the
City Code.
C. The proposed R-C Site Plan complies with Section 29-416, Landscape
requirements, of the City Code as it conforms to requirements set forth in
All -Development Criteria A-2.13 "Landscape" of Section 29-526, The
Land Development Guidance System. -
