Hydrants shall be of an approved type as defined by the water department and fire department. No commercial building can be greater than 300 feet from a fire hydrant. Stormwater Stormwater comments and redlined plans are attached. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. At the time of resubmittal of plan revisions, please provide a written response to each of the above comments. Revisions can be resubmitted at any time. With this resubmittal, please include 5 copies of the ODP as well as 2 copies of the requested drainage report plus any redline plans enclosed with these comments. If the applicant has settled on 36 units, then a specific density can be identified. Otherwise, indicate a density range. b. The General Notes should be consistent with the Land Use Code: • The note relating to the maximum building height should state 6 stories for non-residential buildings and 3 stories for residential. • Note 1 refers to a PUD. Please change this reference to either an Overall Development Plan or Project Development Plan. • Notes 2 and 3 should refer to Project Development Plans not Preliminary development plans. a. It appears that the revised Overall Development Plan, with the above corrections, meets all the criteria.contained in Section 2.3.2(H) of the Land Use Code. Poudre Fire Authority a. Fire apparatus access roads shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction when any portion of the facility or any portion of an exterior wall of the first story of the building is located more than 150 feet from fire apparatus access as measured by an approved route around the exterior of the building or facility. This fire lane shall be visible by painting and signage, and maintained unobstructed. A fire lane plan shall be submitted for approval prior to installation. Any building not meeting this criteria shall be fire sprinklered. Note: Timberwood Drive shall be established and in place prior to issuance of certificate of occupancy for any structure built. b. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each hydrant must be capable of delivering 1000 gallons of water per minute at a Commu y Planning and Environmental ' vices Current -Planning City of Fort Collins November 4, 1998 BHA Design Angie Milewski 4803 Innovation Drive Fort Collins, CO 80525 RE: Comments on the Poudre Valley Health System Harmony Campus Overall Development Plan Dear Angie: City staff have reviewed the revisions to the proposed Poudre Valley Health System Harmony Campus Overall Development Plan and offer the following comments: Repeated comments from the August 27, 1998 letter: a. The ODP should show the existing mobile home park access on the north side of Harmony road as well as the proposed Harmony Village access on the west side of Timberline Road. Engineering a. The proposed connection from' Snow Mesa Street to the Mountain Crest Facility is not labeled. Is it a proposed connection? Is it a bike/pedestrian connection only? The approved PUD for the Mountain Crest Facility does not show a connection in this location. b. Depending on the final resolution of the Harmony Road centerline study, the ODP needs to indicate where the frontage road is in relation to the ultimate Harmony right-of- way. C.
