Please submit a complete set of documents/calculations per City of Fort Collins requirements. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Civil Plans Number: 16 Created: 12/3/2003 [12/3/03] The intersection design at Snow Mesa and Harmony Rd. will need to include directional ramps for the future ped crossing of Harmony (see red lines). Also please straighten some of the crosswalks to cross the street more directly. Provide an overall development plan which justifies the locations of these proposed services or perhaps it would be better to extend services from the mains when the exact location of the future buildings is better known. If services are extended now and they are located in the wrong location for future buildings they will need to be removed from the mains and new services extended which could double the cost of the future services. Department: Stormwater Utility Issue Contact: Basil Hamdan Topic: Drainage Plan Number: 8 Created: 12/2/2003 [12/2/03] The drainage plan needs to show what the assumed imperviousness of all basins are in order to be able to check the proposed imperviousness in the future as the site develops. Pond numbering is very confusing from existing ponds to proposed ponds. It is not clear which portion of the pond will be built when and where as this site develops. It is suggested that a phasing plan be provided. What will be done with the pond area that will be filled in ?? Please make sure area is seeded and mulched. Please provide easements for all proposed detention areas and vacate the easement for the pond area that will be filled in and no longer be used for detention. It appears that one species- Washington Hawthorn- exceeds this limitation. Staff acknowledges that two varieties are provided, but they appear to be the same species and therefore don't comply with the minimum species diversity. Please add an additional tree species. Topic: Subdivison Number: 5 Created: 12/2/2003 Please remove "Preliminary" from the Subdivision Plat title. Administrative action on the subdivision request will be for a final version of the plat. Suggest that each tract be replatted at time of PDP submittal for these lots. This will allow for more defined easements when building pads sites are more defined. Southern drive off Timberwood servicing existing structure needs to be removed to accommodate the traffic that will be generated with future build out.
