The transition taper is based on the following equation (equation is from MUTCD, 1988 Edition, page 6C-3): 40-mph or less (speed limit) L=WS2/60 Where: L = Taper Length in feet W = Width of offset in feet S = Posted speed or off-peak 85%ile speed in MPH The actual taper length per side would be 31 feet. Please include 20- 25 feet for storage. The total '/2 transition length is 51-56 feet. (b) . Please correct or request a variance for the inadequate tangent length between horizontal curves from 48.16 feet to the minimum of 100 feet on Cornerstone Drive. It is understood that the wording in the letters of intent need to be reviewed by the city prior to acceptance. And in a discussion with Ron Fuchs, City Planner, revised Project Development Plan sets in conformance with all Land Use. The Engineering Department and your firm, Sear -Brown; have been in contact on several occasions to ensure that the city's requirements are being met. In order to coordinate our conversations with the James Company and other pertinent city departments, I have outlined the Engineering Departments issues that still need to be addressed prior to this project being schedule for public hearing: 1. All necessary easements and rights -of -way required for this project shall be delineated and presented with a letter of intent from the property owners granting the easement or right-of-way. Going further, I requested Jonathan Moore, Sear -Brown, submit a grading plan, demonstrating how the proposed grades along County Road 9 and County Road 36 east of County Road 9 will tie -into the existing grades. The reason for this request is to ensure that no additional offsite easements or rights -of -way are necessary in locations other than those already identified (i.e. the bridge on County Road 9, the reciprocal easement with Harvest Park; etc). 2. The Engineering and Traffic Operations Departments met and discussed the proposed roundabout design: The result of that discussion is that the enhanced crosswalks at the intersection should be setback 20 feet from flowline, and similar to Harvest Park. Further, the Poudre Fire Authority will need to express full acceptance of the roundabout design to the Engineering and Traffic Operations Departments. The acceptance shall be based on a turning template demonstration preformed by Sear -Brown (see the Harvest Park demonstration). 3. The Plat is still showing some horizontal deficiencies. The following shall be resolved prior to a public hearing: . (a) Please correct the local residential streets that intersect with County Road 36 to include a transition and storage.
