As we discussed we will be submitting Elevation Revisions and additional Elevations on May 13, 1996 with
PMT's. We will address the elevation comments at that time.
IV. POINT CHART COMMENTS:
A. All Development Criteria.
With the deletion of one dwelling unit from the plan and the other changes that have been made to
the internal private drive we believe that we have addressed the concerns in the comments in this
section of your letter. Fire and emergency access has been provided for. Additional sidewalks have
been added to address pedestrian safety.

11. As we discussed there will be cross access easements imposed on opposite lots at "B" Units. This
will allow ample room for garage access and egress movements. The 'F" units have been adjusted
or will be adjusted to have 20' driveways behind 4' sidewalks. The long north driveway has been
widened to 20'.

15. Street Lights have not been located at this time. We have not been able to meet with the utilities
involved until May 2, 1996; after these responses must be submitted. Once we have had an
opportunity to address street lighting with the appropriate utility we will add this information to the final
submittal.
16. A berm has not been used. A fence has been located there to provide privacy from Lemay Avenue.
This area adjoins the Collindale Golf Course. I do not remember a comment about berms on north
property lines from neighbors.
17. The "B" units will be only units with side entries.
18. This will be done on the plat and coordinated with the site plan at final submittal once coordination
with utilities is complete and satisfactory with all involved.
19. Accessible parking will be handled in driveways.
20. Done
21. Minimum setback from the curb line of Lemay Avenue to the building line is 30 feet plus. There was
some confusion with the location of proposed patios on the backs of these units as representing the
building line. Patios are closer than 30'.
22. We will comply with this requirement. Engineering details will be submitted with the final submittal.

Dear Mitch;
This letter will address the comments received from you on subject project in your letter to me dated April 2,
1996. For ease of review the format of this letter will follow the format of your referenced letter to me.
I. SITE PLAN COMMENTS:
A. Plan Comments:

4. For now, the building limit lines have been deleted from the drawings. They will be added in the final
submittal phase once coordination with utilities is completed since this will affect the building limit lines
locations. When added back they will be referred to as "Building Envelope".

6. The "Xs" have been added to the proposed location of the new development fencing. Detailed design
of the fencing will be submitted with the final plans.
7. Trash will be handled with individual pick up at individual dwelling units as in any single family
subdivision.
8. The line has been labeled.
9. Drives have been widened to 14". All roadways have been widened to 20'.
