College Ave. Fort Collins, CO 80525 225-1555 Description of the change and reason for the request: William and Frances Stover are the owners of Lot 47 and Lot 111. They request that the two lots be combined into one lot, Lot 111A, and that the rear lot line be extended five (5) feet. The basement of the Stover house is only accessible from an exterior entrance. In order to accommodate the addition of an interior stairway to the basement, the Stovers need to extend the rear lot line five (5) feet into the common area (Tract A) which is owned by the Indian Hills West Townhouse Association. The Second Amendment to the Declaration of Covenants, Conditions and Restrictions for the Indian Hills West P.U.D. provides that lots may be extended five (5) feet into the common area provided the lot is not closer than ten (10) feet to any other lot, and with the approval of the Townhouse Association and the City. No consent by any other lot owners is required. The Townhouse Association will certify their approval of the lot extension on the replat. The lot will not be within ten (10) feet of any other lot. Utilities are already existing; no extension of utilities is proposed. The lot extension will be 250 square feet. The addition to the home (110 square feet) will be only for the purpose of adding an interior stairway, and should not alter or negatively impact storm drainage patterns. A copy of the construction plans are provided with this application.
