verifying continuing efforts toward resolving the issues is required within
the same timeline.
b. A utility coordination meeting needs to be conducted to coordinate
how this replat would affect grading, water lines, sewer lines, gas
lines, electric lines, trees, curbs, and sidewalks that are already in
place. The departments that need to be present include Light & Power,
Water/Wastewater, Engineering, Public Service, and Current Planning.
c. It is very confusing what exactly is changing from the existing
approved condition. Please provide a site plan that shows both
existing and proposed building envelope locations, :driveway locations,
curbs, and tree locations. To adequately perform this review, we need
a tool (the requested site plan) to compare what is approved to what
you are changing.
d. It does not seem existing driveway locations work with the new lot
line locations. Please adjust the driveway locations and clarify that
they do in fact work.
e. It is unclear if the curb in front of lots 14-and 15 is changing._ This
may affect approved parking numbers. Please clarify how curbs
(throughout the project) are affected by this replat, and how any
change in curbs may affect the approved parking.
f. The Stormwater Department has indicated that the quality, of the .
submittal is poor. With the number of outstanding issues, you will
need .to submit revisions for at least one more formal round of review.
Be sure and return all your redlined plans when you resubmit.

Staff has reviewed your submittal for Replat of Greens at Collindale, and
we offer the following comments:
COMMENTS:
1. Water/Wastewater Utility Department, Stormwater Utility
Department, Mapping and Drafting, Engineering:
a. Please see. the attached comment sheets and the redlined plans from
these departments.
2. Poudre Fire Authority, Public Service, Light & Power:
a. Please see the attached comment sheets from these departments.
3. Traffic Operations:
a. Eric Bracke waived a traffic study for this project.
4. Zoning, Advance Planning, Natural Resources, Building Inspection,
Post Office, AT&T Cable, Park Planning:
a. These department reviewed .the proposal and have no comments.
5. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by June
28, 2000. A 30day extension to this deadline is available. All requests for
an extension should be directed to the Current Planning Director. If
