Emergency Access Easement: An "Emergency Access Easement" shall be required from
Rock Creek Drive across the pocket park and connect to the "Private access, Utility &
Drainage Easement" South of lot #5 and West of lot #6. The access easement shall meet all
"Emergency Access Easement" road requirements, 20' wide, all weather surface, 20' inside /
40' outside radii. This access shall be platted as an "Emergency Access Easement" from
Rock Creek Drive to Corner Stone Drive.

Can applicant provide staff with context view showing the east side of the intersection as
well? It would be good to look at how all four legs line up and spot any design issues early.
Outside Review Agency: Excel Energy
Public Service Company has an existing gas line to serve Lots 27-32 in a 10-foot utility
easement. Any change in grade and/or relocation of said gas main would be at the
developers expense. Gas services to each lot would cross private access and drainage
easement with no compaction to trench. Any asphalt or concrete will need to be delayed, or
directional bore would be required to install services.

Staff has reviewed your submittal for HARVEST PARK, 3RD FILING, REPLAT OF LOTS
27-32 TYPE I #25-98F, and we offer the following comments:
ISSUES:

The plat will need a note about who owns and maintains tracts.
Department: Stormwater
Please submit a revision to the approved grading plans on these lots to reflect
proposed revisions.
The draiange easement from the end of pan in driveway must be extended through
Lot 6.

The plat proposes to vacate a portion of the Rock Creek Drive Right -of -Way into a tract of
land. This will require the processing of a vacation application, vacating this right-of-way.
