College Avenue Fort Collins, CO 80524 Dear Bob, Attached are revisions to the Harvest Park 3rd Filing Replat and Minor Amendment, revised in response to City staff and agency review comments dated October 5d', 2001. Dino DiTullio met with Dave Stringer regarding the major issue of replating the median in Rock Creek Drive. It was agreed, that we would not replat the median, and engineering would agree to letting us construct a planter within the median, so long as the Harvest Park HOA maintains it, and it is located outside of the sightlines. The revisions reflects this, and as such we have separated our drawing into two minor amendments since the replat of the lots will still have to go before a hearing officer. Other comments are addressed as follows: A. Technical $ervices , . , • A note has been added regarding ownership and maintenance of the tracts. B. Stormwater • Revised grading plans have been submitted. C. Current Planning • As noted above, we are no longer vacating a portion of the Rock Creek Drive Right -Of -Way, so a vacation process is not required. • The access drive pavement has been extended to Rock Drive, but is barricaded for vehicular use, and is ideal for pedestrian use. D. Engineering • As noted above, we are no longer vacating a portion of the Rock Creek Drive Right -Of -Way. • The plat note regarding access to the lots will be added. • Utility drawings have been revised and updated. E. PFA • These revisions reflect what has been agreed upon with PFA. F. Transportation • This median and, intersection was constructed per the approved Harvest Park Utility plans. Crosswalk issues and median refuges should have been addressed at that time. • Why do we need to look at alignment issues, when all four legs of the intersection are approved built, and/or under construction?
