HomeMy WebLinkAboutHARVEST PARK - MAJOR AMENDMENT & REPLAT - 25-98G - MINUTES/NOTES - CITIZEN COMMUNICATIONNo Text Statement from Kent Allenbrand, Timbercreek HOA, Board President regarding the proposed amendment to the Harvest Park Project Development Plan: Due to the timing of the notice sent on April 11, 2002, the Timbercreek Board of Directors were not able to contact all the residents of Timbercreek. With that in mind, my statement cannot be assumed to represent our community. However, my statement does represent the thoughts of a majority of the board and I think it would be safe to say that they will reflect a majority of the homeowners. I am strongly opposed to this amendment to the development plan. First of all, this development already reflects recent city policies to increase density in subdivisions. Harvest Park, as planned will have nearly twice as many homes as Timbercreek in relatively the same amount of area. Due to the configuration of streets and access to interior Fort Collins, it is safe to assume that at least a third of the homeowners will drive through Timbercreek to get to and from their homes. Added these multi -family homes will only aggravate the situation. I also believe that there will be an increase in the usage of our common areas, even with the new park. Secondly, the proposed location is inconsistent with the two neighboring subdivisions, Timbercreek and Stetson Creek Both of these subdivisions have multi -family dwellings at the main entrance to the subdivision. While I can understand the potential improvement to Harvest Park in terms of lot values by having these homes located where proposed, I do not think this would be fair to us in Timbercreek and Stetson Creek. There are at least two other potential sites that would be consistent with our situation and would route traffic onto Corbett Drive instead of down Timbercreek Drive. For the record, I am not opposed to multi -family dwellings nor am I prejudiced against those families who live in them. Their value to communities goes without saying. I simply believe that the amendment as proposed is not taking just care to protect the interest of neighboring subdivisions. It appears to be an effort to increase revenue to the developer by having more units to sell in an area that does not detract from the lot values within Harvest Park.
