Please contact Eric Bracke, 221-6630, to determine if a letter from the developer's traffic engineer will be required addressing the new number of units and the new housing type. It may be possible that the original Transportation Impact Study was sufficient in scope to cover this proposed change. 7. Rock Creek does not have a final lift of asphalt at this time. Please check in with the two special districts regarding coordination of utilities and additional street work. At the time of the Development Construction Permit, the security bond with the City's Engineering Department may need to be adjusted. 8. The plat will need to dedicate the two little open space areas as a separate tract, not as part of the individual lots. The dedication should be for access, drainage, and whatever else is needed to serve the development. 9. Utility Plans will be need to be amended. A Development Agreement may be required prior to recording final documents. Any damaged public sidewalk, curb and gutter must be repaired. MEETING DATE: April 28, 2003 APPLICANT: Writer Company, 6061 South Willow Drive, Suite 232, Englewood, CO. 80111 c/o Mr. Terence Hoaglund, Vignette Studios, 144 N. Mason Street, Fort Collins, CO. 80524 LAND USE DATA: Request to replat Blocks Three and Four of Harvest Park from the existing configuration of 36 single family detached dwelling units to 40 single family attached dwelling units. Each dwelling unit will be on its own fee simple lot. The site is located north of Rock Creek Drive, south of Harvest Park Lane between Old Mill Road and Millstone Way. COMMENTS: 1. Since the addition of four dwelling units represents less than one percent of the total number (481), the request can be processed as a Minor Amendment. The replat, however, must be processed as a Type One (Administrative) review, for consideration by the Hearing Officer or the Planning Director. 2. The site will continue to be served by the City of Fort Collins Light and Power Department. A utility coordination meeting will be required to determine the exact placement and installation sequence of underground utilities and their necessary easements. The P.D.P. submittal should include a statement, from the consulting engineer, addressed to the Stormwater Department, that there will be no new increase in the amount of impervious surface or the drainage patterns.
