Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. a copy of the requirements can be found at
www.fcgov.com/erosion . Current Erosion Control Materials Submitted do not meet
requirements. Please submit; an Erosion Control Plan, an Erosion Control Report,

The applicant intends to provide a fire lane on the property (in the form of a
dedicated Emergency Acess Easement) and install a residential fire sprinkler
system in the new residence as an offset to the lack of an available fire hydrant
within 400' of the building. The fire marshal will approve this
substitution. 08/22/2017: FIRE LANE SIGNS
Parking is not allowed in the fire lane. Fire lane sign locations should be indicated on
future plan sets. Refer to LUCASS detail #1418 & #1419 for sign type, placement,
and spacing. Appropriate directional arrows required on all signs.
> IFC D103.6: Where required by the fire code official, fire apparatus access roads
shall be marked with permanent NO PARKING - FIRE LANE signs complying with
Figure D103.6. Signs shall have a minimum dimension of 12 inches wide by 18
inches high and have red letters on a white reflective background. Signs shall be
posted on one or both sides of the fire apparatus road as required by Section
D103.6.1 or D103.6.2.

08/14/2017: Generally, an Ecological Characterization Study (ECS)
is required by Section 3.4.1 (D)(1) as the site is within 500 feet of a
known natural habitats and features (grassland, shrubland, Cathy
Fromme Prairie Natural Area, Coyote Ridge Natural Area). However,
as there is intervening infrastructure between the features and this
property the ECS is waived for this site. On -site visit completed on
7/11/2017 by CDNS Environmental Planner confirmed the parcel is
dominated by non-native grasses (F. arundinacea — tall fescue
and/or B. inermis — smooth brome) and (orbs including weedy
species (C. nutans — musk thistle and C. arvensis — field bindweed).
Prevalent native plants observed onsite include Y. glauca (yucca)
and E. nauseosa (rabbitbrush).
O8/14/2017: Request that to the extent reasonably feasible, if any
updates to landscaping be designed to incorporate water
conservation materials and techniques. This includes use of
low -water -use plants and grasses in landscaping or re -landscaping
and reducing bluegrass lawns as much as possible. Native plants
and wildlife -friendly (ex: pollinators, butterflies, songbirds)
landscaping and maintenance are also encouraged. Please refer to
the Fort Collins Native Plants document available online and
published by the City of Fort Collins Natural Areas Department for
guidance on native plants is:

Answer: My intent now and always has been is to improve this
property. My battle with invasive plant species goes on as does
culturing of trees and native plant life. Every attempt will be made to
use low water requirement plants so little to no irrigation is required.

08/14/2017: For outdoor lighting, note that warmer color temperature (warm white,
3000K or less) especially for any LED light fixtures is preferred. Cooler color
temperatures are harsher at night and cause more disruption to circadian
(biological) rhythms for both humans and wildlife. Please also consider fixtures with
dimming capabilities so that light levels can be adjusted as needed. Site light
sources shall be fully shielded and down -directional to minimize up -light, light
spillage and glare [see LUC 3.2.4(D)(3)]. For further information regarding health
