22. Planning: provides the following:
a. The street tree placement does not meet, in some cases, the spacing requirements as
set forth in Section 3.2.1(D)(2)(a) of the LUC. The requirement is that they be spaced at
30' — 40' and there are places where the trees are about 50' apart, some are 42± and in
another area they measure 75'.
b. Maximum height of all fencing is six (6) feet per Section 3.8.11(3)(c). The fence detail on
sheet 10 of 23 needs to be revised on the plan set to meet code.
c. Please clean the street layer designation of Autumn Harvest Way on sheet 6 of 23.
d. Label street names for all streets on the context diagram on sheet 2 of 23.
e. Please clarify and/or would it be possible to remove the crosshatching contained within
the private drive and fire lane designation of Block 8 on sheet 3 of 23.
f. Coordinate all easements, open areas, street, sidewalk and pedestrian crossings through
out the development with Natural Resources, Stormwater, Traffic Operations,
Engineering, Transportation Planning Services and other affected departments and
outside reviewing agencies.
g. The. City's Planning signature block on the Subdivision Plat should be titled
"DIRECTOR OF PLANNING" and the statement should read:
Approved by the Director of Planning of the City of Fort Collins, Colorado, this
day of 1200. _

h. All certification blocks on the subdivision plat shall be consistent with the language
required by the City of Fort Collins.
The applicant/developer shall coordinate all emergency and utility infrastructure needs to .
ensure that all infrastructure provisions are fully met.
j. The applicant/developer shall coordinate with the Fort Collins — Loveland Water District
and South Fort Collins Sanitation District their infrastructure needs..
k. The plan sets shall be in substantial conformance with all Land Use Code standards and
criteria as conditioned and approved by the Hearings Officer.
I. At least one more round of review for the Final Compliance plans is required
before the plans could be signed and filed.
Additional comments will be forthcoming as they are reviewed and received from City
departments and from outside reviewing agencies.
Please return all drawings red -lined by City staff with submission of your revisions. Please see
the attached Revisions Routing Sheet for the number of copies of revisions to submit. To
