The plans did not state that the setbacks were to be measured from the curb line, but we have added language that clarifies this. • We did apply for a single nine foot setback to be applied project wide, but the P&Z board did not like this, which is why we agreed upon the modification as noted. T. Building Inspection • Comments received and noted. U. Water Conservation • No Comments V. Current Planning Department 1) We have reviewed the street trees and have added some. If there are specific locations where the trees are deficient, please advise. 2) The fencing detail has been changed. 3) The street name designation has been clarified. 4) All street names have been labeled on the context diagram. 5) The cross hatching has been removed. 6) Note # f has been coordinated. 7) See plat for revised signature block. 8) Notes I-K are being coordinated. 9) The planning department has never stated what they would like to see to for the single family elevations per the Administrative Hearing Officer. College Avenue Fort Collins, CO 80524 Dear Ron, Attached are eight copies of the site plan for the Harvest Park Final Compliance Plans, revised in response to City staff and agency review comments dated March 8t', 2000 and are addressed as follows: A. Natural Resources • We have been working with natural resources to refine the seed mixes. Final seed mixes will be, worked out with the department of natural resources. B. Engineering • The title of the McClelland Channel has been changed and coordinated. • The graphic of the traffic circles has been changed to show only standard concrete, no color. • The sidewalk along CR9 has been changed, ref Sear Brown Plans and comments for more information. • The traffic circle and pedestrian crossing details have been modified. • The landscaping on sheet 8 has been modified to correspond with the landscape plan. • The site distance easement language has been modified on both the site and landscape plans. • The requested note for HOA maintenance of the private drives has been added. • The sidewalk/ trail connection on the west side has been eliminated. • The ramps at the corners of the pocket parks have been modified. • We do not show any signs within the ROW. • The site distance easements are per the plat. • The construction phasing was inadvertently omitted on the previous submittal, but is shown on this submittal. • The notes have been changed on the landscape plan as requested. C. Traffic Operations • We have met with traffic operations and changed the crosswalks as agreed upon. D. Engineering Pavement • No comments submitted. E. Transfort • No comments submitted. F.
