The plan sets shall be in substantial conformance with all Land Use Code standards and criteria as conditioned and approved by the Hearings Officer. g. At least one more round of review for the Final Compliance plans is required before the plans could be signed and filed. Prior to formal re -submittal, it is pertinent that City staff meets with you and your team to discuss issues relating to the plans. Additional comments will be forthcoming as they are reviewed and received from City departments and from outside reviewing agencies. Please return all drawings red -lined by City staff with submission of your revisions. Please see the attached Revisions Routing Sheet for the number of copies of revisions to submit. Natural Resources: submitted a response that is attached to this document. 2. Public Service: comment sheet is attached to this letter. 3. Fort Collins — Loveland Water District and South Fort Collins Sanitation District: a comment letter is attached. 4. AT&T Digital: a comment sheet is attached. 5. Zoning: comment sheets are attached. 6. Planning: provides the following: a. Documentation needs to be submitted requesting any changes not approved and reviewed by the Hearings Officer. Scaled design elevations for the pump house building, et cetera need to be submitted and reviewed by Staff for conformance with the decision document. And must be compatible with the overall development based upon Land Use Code standards. b. The street tree placement does not meet, in some cases, the spacing requirements as set forth in Section 3.2. 1 (D)(2)(a) of the LUC. The requirement is that street trees be spaced at 30' — 40' and there are numerous places where the trees are about 50' apart, some are 42± and in other areas they measure 75'±. The entire plan needs to meet the spacing parameters. c. Please clean the crosshatching contained within phasing layer designations on sheet 11 of 23. d: Single-family dwelling elevations shall comply with Section 4.4(D)(2)(a)-(d) and need to be provided to the Current Planning Department to insure compliance with the Hearings Officer decision document. e. Coordinate all easements, open areas, street, sidewalk and pedestrian crossings through out the development with Natural Resources, Stormwater, Traffic Operations, 281 North College Avenue • P.O.
