• The pedestrian refuge areas have been changed as agreed upon. • The `Boxes' in question were parking stripping added at the request of the zoning department. They have been cleaned up graphically. • The colored concrete note has been changed. • Note # 13 has been changed. • Landscape note #4 has been changed. G. Current Planning Department 1) The information regarding the, proposed district facilities, added at the request of the district, has been removed, and will be modified at a later date. 2) We believe the street trees now meet code. 3) A separate phasing sheet has been added. 4) Staff still has not responded to repeated requests as to what staff would like to see with regard to single family elevations, since they will not be filed. 5) All easements and sidewalk areas have been coordinated. College Avenue Fort Collins, CO 80524 Dear Ron, Attached are revisions of the Harvest Park Final Compliance Plans, revised in response to City staff and agency review comments dated April 12th, 2000 and are addressed as follows: A. Natural Resources • No site plan or landscape plan comments. B. New Century Energies (Public Service) • The fence along CR 9 has been moved back • The lot lines are based upon setback criteria as stated in the land use code. No units are proposed to be constructed within any utility easements, and any lots platted within easements are subject to those easements. • See plat be Sear Brown C. AT&T Digital • Comments received and noted. D. Forestry • There are no existing trees on this site. The existing trees shown are off -site, and are not proposed to be impacted by these plans. E. Zoning Department . • The parallel parking spaces in front of the drives have been modified. . • The East/West Collector has been labeled. • The walkways will not be at street level. • The North/South Collector has been labeled. All crosswalks are shown as agreed upon with transportation planning and traffic operations. • This walkway will be concrete and has been labeled. • This area has been designed specifically as a pedestrian refuge, while not precluding bikes and rollerblades. The sharper angles will keep speeds lower. • This has been corrected. • The phasing plan diagram has been changed and is more legible. • This note has been on the plans for a year now, and is the same note that the city forester has had us put on other FCP plans.
