As requested, Terracon Consultants Western, Inc., Empire Division has reviewed the
proposed redevelopment of the Sinclair station at 2600 South College in Fort Collins.
Terracon (Empire) has provided engineering services at this station on several different
projects in the past, including underground tank removal and installation of monitoring
wells and the subsequent sampling of those wells. The existing site soil consists of
sandy lean clay with gravel. Groundwater is expected to be found at approximately
fourteen (14) to fifteen (15) feet below the existing ground surface. The water level can
be expected to fluctuate with varying seasonal and weather conditions. The site does
not lie within the boundary of any 100 year flood plains. In our opinion, the soil and
hydrologic conditions encountered on the site will be suitable for the proposed
construction and landscaping.
It should be noted that this letter does not include soil bearing characteristics which may
be used to design foundation footings. A soils investigation should be completed for the
site before foundation design is begun.
