HomeMy WebLinkAboutSINCLAIR REDEVELOPMENT PUD - PRELIMINARY & FINAL - 20-96 - SUBMITTAL DOCUMENTS - ROUND 1 - DRAINAGE REPORTPreliminary Drainage Report PUD Plan Submittal Redevelopment Proposal for Sinclair Station #05013 2600 South College Southeast corner College Avenue and Drake Road Fort Collins, Colorado June 24, 1996 Description of Historical Drainage Conditions: The historical drainage conditions on site consist of approximately 21,750 square feet of impermeable asphalt and roof areas. The present building is on a "topographic "high" on the property. Surface drainage is mainly to the east and north from the building and the adjacent asphalt areas. There is no contributing upstream run-off on the site or watercourses, rivers or creeks within 150 feet of the property. There are no storm water inlets adjacent to the property. Description of Developed Drainage Conditions: The proposed drainage conditions on the site consist of 3,000 square foot building roof area, 2,448 square feet of canopy roof area, 11,918 square feet of impermeable asphalt/concrete areas and 2,930 square feet of landscaping areas. These areas will maintain the historical drainage patterns by surface draining out of our ingress/egress approaches into College Avenue and Drake Road. Discussion and Mitigation of Impacts to Downstream Receiving Waters: The proposed development will result in minor impacts on the downstream receiving waters. We acknowledge that we will handle hazardous materials in the form of gasoline on site. We have incorporated numerous equipment and training provisions to prevent and mitigate potential impacts to the receiving water. A detailed discussion of the incidents and mitigation provisions for these hazardous materials are included in the Hazardous Materials Impact Analysis included as part of this PUD submittal. Summary: The proposed drainage on this established site will inherently reduce historical release rates from the property by the reduction in impermeable area on site. The historical drainage patterns will be maintained with surface runoff into Drake Roads. A formal construction erosion control plan will be submitted as a part of the final PUD Review.
