We have included four copies of the Traffic Impact Analysis from Traffic Transportation and Engineering (Matthew J. Delich, P.E.) for your review. N. We have included four copies of the Hazardous Materials Impact Analysis based on discussions with the Poudre Valley Fire Authority for your review. O. We are not aware of any additional impact studies that are required as part of this submittal. P. The following officer of Sinclair Oil Corporation is involved as an applicant of this PUD. The application form and filing fee are attached (one copy) A.2. The legal description of the site is attached (two copies) A.3. The list of owners of real property within 500 feet is attached and typed on mailing labels. A.4. Statement of Planning Objectives (25 copies) A.5. Development Phasing Schedule is included as part of the Statement of Planning Objectives B. The Preliminary Architectural Elevations are included in the plan set submittal. C. The Preliminary Site Plans are included in the plan set submittal. In addition to the site plan, plans for both the College Avenue and Drake Road street frontages are included. These are intended to show the significant traffic improvements in the area as a result of the cooperative efforts of the adjacent property owners and Sinclair Oil Corporation. Items one through twenty-nine are shown on the five (5) page plan set. G. We have included two copies of a June 3, 1996 statement from Terracon Consultants Western, Inc., Empire Division, regarding the physiographic data for the site. H. The preliminary drainage report is included. (4 copies) I. There are no temporary model homes proposed in this PUD. J. There are no subdivisions proposed in this PUD. K. We will submit one colored rendering of the architectural, site plan and landscaping drawings one week prior to the Planning and Zoning Board Meeting. L. We will submit ten copies (reductions to 8.5" X 11 ") of all plans one week prior to the Planning and Zoning Board meeting.
